Project Manager – Commercial Construction (K12 Construction)

📍 Location: Winston-Salem, NC / Charlotte, NC

About the Role:

We are seeking a skilled and experienced Project Manager to join our growing team and lead complex commercial construction projects. This position will play a key role in managing the full project lifecycle—from preconstruction planning to project closeout—ensuring all work is completed on time, within scope, and within budget.

This role is currently focused on a $180M+ new high school project for Charlotte Mecklenburg Schools, set to begin in the Fall. The ideal candidate will have a strong background in commercial and educational construction and will be primarily onsite .

Duties and Responsibilities:

  • Maintain and improve client relations throughout the project lifecycle
  • Perform premobilization tasks including vendor pricing, project scheduling, field office setup, permitting, and coordination meetings
  • Administer the project contract, subcontracts, and purchase orders
  • Monitor and track project costs and forecast costs at completion to assess profitability
  • Communicate project progress and challenges to senior management, clients, architects, and subcontractors
  • Monitor project schedule and provide monthly updates addressing delays, weather impacts, and procurement issues
  • Manage administrative staff assigned to the project
  • Oversee quality control efforts and assist as needed
  • Lead weekly subcontractor meetings and ensure accurate documentation of meeting minutes
  • Coordinate shop drawings, material deliveries, and field equipment needs
  • Document field orders, change proposals, and approved change orders
  • Review, process, and approve vendor invoices and subcontractor pay applications
  • Prepare and submit monthly owner pay applications
  • Coordinate design changes with the architect and provide updated instructions to field staff
  • Prepare monthly progress reports for Owner/Architect/Contractor (O/A/C) meetings

Qualifications:

  • Minimum 5 years of experience in commercial construction project management
  • Bachelor’s degree in Construction Management , Engineering , or related field
  • Experience with preconstruction is a plus
  • Strong written and verbal communication skills
  • Proficiency in Microsoft Office Suite
  • Experience with Procore (especially Project Management / Financial tools) and Sage 300 integration is a plus
  • Proficient in MS Project ; experience with Primavera P6 preferred
  • Proven ability to interpret and manage contract documents, drawings, and scopes of work
  • Strong leadership and interpersonal skills
